The condition of your home’s exterior is most important when it comes to buyer appeal.

  • House number should be easy to read
  • Lights on timers to ensure house is lit up after sunset
  • Eaves troughs, and down spouts in good repair
  • Garage/car port clean and tidy
  • Litter picked up
  • Cracked or broken window panes replaced
  • Doorbell and door hardware in good repair
  • Touch up trim paint on doors, window frames, fascia, etc.
  • Mow, edge and weed the lawn frequently until the home is sold
  • Overgrown shrubbery should be cut back to show as much of the exterior as possible
  • A low-cost investment in seasonal flowers or ground cover will add a personal touch.
  • Inspect the roof for necessary repairs and any visible broken shingles or tiles.
  • Stucco water stains can be repaired using a mild bleaching agent.
  • Fences should be mended and painted.
  • Wash all windows inside and outside.

  • Lights should be on and drapes should be left open during daylight
  • Heat set at a comfortable temperature
  • Fresh flowers/plants in various rooms
  • Chipped plaster and paint touched up and repaired
  • Doors and cupboards properly closed

  • All torn screens should be repaired or replaced.
  • Avoid repainting the entire house unless current colors are very loud or offbeat.
  • White or light pastels are the easiest to work with and they make your rooms look larger.
  • Fireplace lit in cooler weather
  • Air conditioner turned on in warm weather
  • Countertops neat and polished
  • Appliances cleaned
  • Inside of closets and cupboards neat and tidy


  • Rentals start with a 1 year lease.

  1. Applicants must have a combined gross income of at least three times the monthly rent.
  2. Applicant may be required to be approved by a condo/homeowner’s association and may have to pay an additional application fee or an additional security or damage deposit.
  3. A non-refundable application fee will be required for all adult applicants.
  4. All Adult applicants 18 or older must submit a fully completed, dated and signed residency application and fee.
  5. Applicant must provide proof of identity.
  6. Florida Quality Homes and Investments Inc. does business in accordance with the Federal Fair Housing Act.
  7. A minimum of two years residential rental history is required.
  8. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past 7 years.
  9. Applicants may be required to produce upon request 2 years of tax returns, W-2’s or 1099’s and non-employed individuals must provide verifiable proof of income.
  10. All sources of other income must be verifiable if needed to qualify for a rental unit.
  11. Criminal records must contain no convictions for felonies for crimes within the past 7 years involving violence against persons, damage or destruction of property, manufacture or distribution of controlled substances and no sexual offenses ever.
  12.  Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.
  13. No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets.
  14.  A minimum non-refundable property preparation fee may be charged at to the Resident(s) at time of leasing the property. It will be used at the end of your lease term to cover any needed cleaning, carpet cleaning and re-keying. Other mandatory minimum fees for cleaning, carpet cleaning, re-keying etc may be charged as per the lease. Resident(s) shall still be liable for amounts for damages, cleaning, re keying etc that exceed this non refundable property preparation fee or minimum fees.
  15. Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one months rent. We reserve the right to require a higher security deposit and or additional prepaid rent.
  16. The number of occupants must be in compliance with HUD standards/guidelines for the applied for unit.
  17. We may require a holding or good faith deposit to be collected to hold a property off the market. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this deposit. In the event the application is approved, this deposit shall be applied to the required security deposit.
  18. We reserve the right to require a co-signer.
  19. Any exceptions to our company’s criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, co signers, and/or additional advance rent payments may be required.
  20. Our company policy is to report all non compliances with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.
