Preliminary Steps 
 | Agency Disclosure Form |
 | Pre-qualification Form to check credit, income, etc. & see how much you
qualify for. |
 | Look for properties in your price range & desired area. |
 | Select the Home of your choice |
 | Make offer on property, you will need $500.00 - $1,000.00 for a Deposit |
Getting into Contract

When making an
offer on a property the Sellers can either accept your offer or make a
Counteroffer. This is part of the negotiating process. Once an
agreement on price and other terms are agreed upon by all parties and signed by
all parties you have an executed contract.
Steps Involved on the Road to Closing

 | Mortgage Application - You will need the following: |
- Last 4 weeks of pay check stubs
- Last 3 months of bank statements
- Last 2 years Tax returns and W-2 statements
- If no credit - 3 letters of credit reference for alternative credit
needed
- Money for appraisal (Approx. $400.00)
- Money for full credit report (Approx. $65.00 per person)
 | Home Inspection - Not Mandatory but Highly Recommended (Approx. $200.00) |
 | We will consult with you and your lender in ordering the following: |
- Appraisal
- Survey
- Title Insurance Policy
- Wood Destroying Organisms Inspection (Termite Report)
- Homeowners Insurance
Final Steps 
 | Final walk thru of the property at least 10 days before closing |
 | Review of HUD Statement (Settlement or Closing Statement) |
 | Balance of closing costs and down payment needs to be in the form of a
Certified or Cashier's Check |
 | Each Buyer needs to bring to closing a Driver's License or State Issued
Identification |
 | About 10 weeks after closing you will receive your Warranty Deed in the
mail. |
 | DON'T FORGET TO APPLY FOR HOMESTEAD EXEMPTION! This will save
you money on property taxes! |
